Rio Las Vegas Undergoing Property Transformation, Future of Casino Unknown

The owner of the Rio All-Suite Hotel and Casino in Las Vegas is making over the off-Strip property in a partnership with the Hyatt Hotels Corporation.
Dreamscape Companies LLC, a residential, retail, hospitality, entertainment, and gaming real estate development firm led by founder and CEO Eric Birnbaum, says a multiphase project will completely overhaul the casino resort. Once finished, the property will feature multiple Hyatt hotels.
The first phase will renovate part of the Rio into a Hyatt Regency.
We know Las Vegas is an important destination for our guests, World of Hyatt members, and customers, and this project is a significant step for Hyatt as we continue to grow our brands in markets that matter most to our loyal travelers,” said Kimo Bertram, Hyatt’s vice president of real estate and development.
Dreamscape acquired the aging casino resort in December of 2019 for $516.3 million.
Casino Future Still in Jeopardy
The Las Vegas rumor mill regarding the Rio has been churning hard in recent years. The gossip that received the most flurry was whispered plans that former owner Caesars Entertainment was going to demolish the property and replace it with a Major League Baseball ballpark.
However, that field of dreams is not coming to fruition. Instead, Dreamscape and Hyatt say the more than 2,500 rooms will be fully renovated and rebranded. Also being transformed are the resort’s public spaces, including the casino floor, retail shops, food and beverage options, spa, fitness center, and pool complex.
The Brazilian theme will be replaced with a sleek and modern feel provided by Hyatt and its portfolio of brands.
Hyatt Regency is one of the hotelier’s first brands. In Las Vegas, the Hyatt Regency will come with 1,501 rooms. The remaining Rio rooms will “be branded or affiliated with one or more other Hyatt full-service brands after they are renovated,” the Rio press release explained.
What the release did not reveal is whether casino gambling will remain once the resort’s conversion is fully complete. In January, Birnbaum and Dreamscape partner Thomas Ellis received preliminary approval of suitability to own a casino by the Nevada Gaming Commission.
In today’s announcement, Birnbaum said the goal of the redevelopment is to provide “long-term financial and cultural value.”
When Dreamscape purchased the Rio, it reached a deal with Caesars to allow the casino operator to lease the gaming operations for $45 million annually. The contract runs for two years.
Rio History
Developed by Marnell Corrao Associates, the Rio opened in January of 1990. It was designed with locals in mind.
The property was purchased nine years later by Harrah’s Entertainment — which would later become Caesars Entertainment — for $888 million.
Penn & Teller have been the resort’s entertainment headliners for the past two decades. Caesars’ World Series of Poker (WSOP) has also been hosted annually at the casino since 2005.
Despite its rich past, the Rio has been allowed to lose its luster. The casino has generated plenty of negative reviews in recent years, and has been panned by many WSOP players.
Poker pro Joe Sal said in 2019 that he was robbed at gunpoint after leaving a WSOP event at the Rio. Another player, Geoff Hunter, said he, too, was robbed at the Rio at gunpoint that same year.

I have stayed at the Rio many times over the last ten years. I have always loved that all rooms were suites...with lots of room, with spectacular views! Even with two queen beds ,,,the couch also became a pull out bed, so plenty of room for the kids. The pool area is the best in Las Vegas. The slots were always tight, so many of my stays were comped. the free parking with no card or hastle was great. I'm SAD to see it will be come a hotel like "Resort World" with over the top expensive rooms and Resort fees. Most likely I won't ever be staying there again. With such close access to the Aligiant center and Raider Football, I doubt that will be a choice for raider or rodeo fans. Without a buffet, it's useless, you need to go down to SouthPoint to eat...so why not stay where you can eat, gamble and be entertained...that's not the new Hyatt Rio. Sorry but the Rio is going to be seeing bad times under this new re-model. Las Vegas has enough over priced over resort fee, high priced food, without turning a well liked local hotel/casino going over the top high priced.
My Wife & I used to go to THE RIO all the time and Loved it. One time only we were shocked. A hooker approached me. That should never have happened.
I don’t have much good to say about this property. I stayed for a week and it was a complete nightmare. Their security and staff were harassing my brother and I from the get go. And it got to worst day to day something surreal for sure. I have made a complaint with the Las Vegas PD and I have hired and attorney. Ceasars entertainment was made aware as to what was going on. And no call back. I will be holding this property accountable for their inappropriate conduct and illegal activities. No matter how much it will cost me.
Casino is open right now. Hotel rooms dark M T W. Once the place is no longer being run to ground by Caesars it will do just fine.
Hopefully the casino will be renovated, reopened and managed by a better company.
